LevyRight answers one question for Maricopa County homeowners: does your property tax assessment look too high, or does it look fine? It is free, and it is willing to tell you the answer is no.

Why this exists

Most property tax appeal services work on contingency. They take a percentage of whatever you save, which means they only earn money when you file. That is a reasonable business, but it creates an obvious problem: nobody in that arrangement is paid to tell you your assessment is already fair.

So homeowners get pushed toward filing regardless, and the honest answer becomes commercially inconvenient.

LevyRight is built to give that honest answer. Roughly speaking, most assessments we look at are not obviously out of line, and the tool says so. That is not a failure of the product. That is the product.

How it works

We hold a copy of the Maricopa County Assessor’s published records for every residential parcel in the county, roughly 1.48 million of them. When you enter an address, we find your parcel and then look for genuinely comparable recent sales: other homes in your own subdivision, whether owner-occupied or not, with living area within 15% of yours, sold in the last 24 months.

Then we compare the county’s valuation of your home against the median of those sales, and report which side of the line it falls on.

If fewer than five genuinely comparable sales exist, we say so. We could widen the search until something turned up. We do not, because a number assembled from four loosely-related houses looks authoritative and is not worth acting on.

How it is paid for

Nothing here is funded by advertising, by selling your data, or by referring you to anyone. The running costs are modest: hosting, a database, a domain.

  • The check is free, with no account, and it will stay that way.
  • Donations are optional. If the tool saved you a phone call, there is a button in the footer. It changes nothing about your result.
  • An appeal packet is planned, for a flat fee, for people who decide to file: a ready-to-file petition, the comparable sales evidence, and filing instructions. A flat fee, not a percentage of your savings, so we have no stake in whether you win.

What LevyRight will not do

  • Tell you to appeal when the data does not support it.
  • Take a percentage of your savings.
  • Sell your address or email to appeal companies, lead buyers, or data brokers.
  • Invent a valuation for your home. We report the county’s own number against real recorded sales, and nothing more.
  • Show you a confident answer built on evidence we know is thin.

What LevyRight is not

It is not a law firm, a licensed appraiser, or a tax adviser, and it does not represent you before the Assessor or the Board of Equalization. It is not affiliated with, or endorsed by, the Maricopa County Assessor’s Office or any government agency.

Public records contain errors and go out of date. Whatever the tool tells you, verify it against the official Notice of Valuation the county mails you, and consult a qualified professional before making decisions about your property taxes.

Get in touch

If a result looks wrong, if the data disagrees with your Notice of Valuation, or if you just want to ask how something is calculated, email support@levyright.com. Corrections are genuinely welcome. A tool that claims to be honest should want to hear when it is not.
