How it works

1

Enter your address

We look up your property in Maricopa County’s public assessment records.

2

We compare it to nearby sales

Real, recent sales of genuinely similar homes near you, not a county-wide average.

3

You get an honest read

Higher, in line, lower, or an honest "not enough nearby sales". Never a sales pitch.

Three real results

Actual output from real Maricopa County parcels. Only one of the three suggests doing anything at all, which is rather the point.

Appears higher

••••• N 117TH DRPeoria, AZ 85383

This assessment appears higher than nearby comparable sales.

County assessment $926,500
Median nearby sale $540,450

+71% above the median of 8 comparable sales in the last 24 months.

Appears lower

•••• S 243RD DRBuckeye, AZ 85326

This assessment appears lower than nearby comparable sales.

County assessment $275,600
Median nearby sale $340,518

19% below the median of 12 comparable sales. Nothing here suggests an appeal would help.

Not enough data

••••• N 126TH LNEl Mirage, AZ 85335

There aren’t enough closely comparable sales nearby to make a confident comparison.

4 comparable sales found
We require at least 5

We could widen the search until something turned up. We don’t. A number built from four loosely-related homes isn’t worth giving you.

House numbers are shortened here out of courtesy to the owners. The tool itself shows the full address you enter. Figures are live output from Maricopa County Assessor public records.

Most tools push everyone to appeal. We don’t.

Contingency services profit when you file, whether or not it actually helps. LevyRight tells you plainly when your assessment looks fine, and just as plainly when it doesn’t. That honesty is the whole point.

Questions people ask first

Is LevyRight really free?

Yes. The assessment check is free and always will be, with no account required. A paid appeal packet is planned later for people who decide to file, but the check itself stays free.

Where does the data come from?

Maricopa County Assessor public bulk records: the same full cash value, limited property value, land classification, living area and recorded sale data the county publishes. We don’t estimate your home’s value ourselves; we compare the county’s own number against real recorded sales nearby.

How do you choose comparable sales?

We match on comparable residential classes (a second home and a primary residence of the same size on the same street are the same market evidence), living area within 15% of yours, and sales recorded in the last 24 months, then take the closest properties in your own subdivision by parcel number. If fewer than five genuinely comparable sales exist, we say so rather than widening the search until something turns up.

Does a "higher than comparable sales" result mean I should appeal?

No. It means the public data shows your assessment sitting above recent nearby sales of similar homes. Whether to appeal is your decision, and there are reasons a valuation can legitimately differ. Verify against your official Notice of Valuation and consult a qualified professional.

Do you store my address or sell my data?

The address you check is used to run the lookup and is not sold or shared. Joining the waitlist stores only the email address you submit, so we can tell you when the appeal packet is ready.

What is the Maricopa County appeal deadline?

The county mails Notices of Valuation in late February, and the administrative appeal deadline is 60 days from that mailing date. The exact date is printed on your notice. Always go by the notice, not by us.

How do I get in touch?

Email support@levyright.com with any question about a result, the data, or the appeal packet. A real person reads it.

Ready to check your assessment?

One address. No account. An honest answer either way.

While you are here: what is it worth?

A separate free tool estimates what your home would sell for today, from recent sales of similar homes nearby. It answers with a range rather than one number, and it says so when there is not enough evidence to answer at all.

If you’re over-assessed, want help filing?

Join the early-access list for LevyRight’s appeal packet: a ready-to-file petition, comparable-sales evidence, and filing instructions. Coming later, for a flat fee. The free check always stays free.

One email when it launches. No newsletter, and we never share your address.

Built to be checked, not just trusted

A tool asking about your home and your taxes should show its work, not just say “trust us.”

Public records, not our opinion

Every figure traces back to the Maricopa County Assessor’s own published data.

No account, ever

Checking an address needs nothing from you. We don’t ask, and we don’t store it.

A real evidence threshold

Under 5 comparable sales, we say so, rather than stretching to a number.
